House Rules
Welcome to the Lake of the Ozarks!
Here's everything you may need to know about your visit. Please look over this prior to your arrival or if you have questions about your visit, most likely what you're looking for is in here:
Address: 280 Oak Drive, Sunrise Beach, MO 65079. Please follow these directions, step-by-step, in order to get into the property and you shouldn't have a problem.
ARRIVING:
When facing 280 Oak Drive, from the street, you will be looking at a long driveway down to a white and grey stone house. Drive down the driveway towards the main house and you will eventually reach the garage. When looking at the garage, there will be a wall-mounted keypad on the right side next to the door. Enter the code 0-1-1-7 followed by the “enter” button. The garage door should open. Once you enter the garage, there will be a door to enter the main house on your left. Once you get to the garage door, you will see a keypad. Punch in the code 0-2-0-6 and press the check mark at the bottom to unlock the door. Whenever you leave the house, press the lock button at the bottom of the keypad again to lock the door. Once you exit the garage, press the “enter” button on the garage keypad and the door should close. PLEASE NOTE: THE ELECTRONIC LOCKS DO NOT LOCK AUTOMATICALLY. PLEASE LOCK THE DOOR AND MAKE SURE THE GARAGE DOOR IS SHUT EACH TIME YOU LEAVE.
DEPARTURE: Please be sure to lock the doors, replace any keys to their original home, and shut the garage doors on the main house and the detached garage before you depart on your departure day by 10 AM. Please send us a message or a text if you will be departing earlier than 10 AM. This will allow our cleaners to have an earlier start at preparing the property for the next guest.
PARKING:
You may park in the main house’s enclosed garage, and anywhere in the driveway. If extra parking is needed, please do not block the street and do not park in front of anyone else’s home.
SLEEPING:
There is a king bed in each of the main five bedrooms, two queen over queen built-in bunks and two queen air mattresses in the bunk room, and a pull-out sofa in the downstairs living room. The linens, blanket, and pillows for the sofa bed are located in the downstairs bedrooms closet. Extra linens are located in each bedroom closet if needed.
WIFI:
The wifi network is called “OakDriveBNB”. The password is “Oakdrivebnb”. The wifi router and modem are located in the front right downstairs bedroom closet.
TV:
This property has smart TVs that are Netflix equipped and ready for streaming. Simply power up the TV, press the power button, and select the Netflix app.
BBQ GRILL:
Please ensure you know how to safely operate the BBQ grill before use. At your property there is a Weber charcoal grill. We provided everything needed to operate the grill besides charcoal.
SWIMMING POOL:
For your safety, we kindly ask that you do not dive into the swimming pool and always supervise your kids. A pool maintenance person comes by every Tuesday to make sure the pool is working properly. You are more than welcome to still use the pool during the few minutes they stop by for. Please put all pool toys and amenities back in their original location at the end of the day to avoid damage from the pool chemical. The swimming pool is heated up to 15 degrees above the outside temperature. Please be aware that during the cooler months, it is harder for the swimming pool to stay warmer. Please do not use the pool if under the influence of drugs or alcohol.
HOT TUB:
For your safety, we kindly ask that the maximum number of persons in the spa be 6, and the maximum safe spa temperature be 102° or less. Please replace the spa cover and latch cover clips after use each time to keep the tub hot, and prevent any accidents. Please do not use the spa if pregnant or hypertensive (high blood pressure) or if under the influence of drugs or alcohol.
FRONT DOOR:
The front door is a French door and actually has two doors. The main side to use is the left side when entering and the right side when exiting. However, if the other door is opened and needs to be shut, open the main door, fully close the door and firmly pull the door handle up to engage the locks. If this is not done correctly, the doors will not be able to fully shut and lock.
AC/HEAT:
There is one digital thermostat located in the house. You will find it on the wall by the kitchen near the garage entry. You are more than welcome to set these to your desired temperature.
EARLY CHECK-IN REQUESTS:
Before you arrive in town, we need to ensure our previous guests have checked out, that the maid service and maintenance have been through the unit, and that linens and towels are fresh and ready for your visit. All this takes time and needs to be done before you check-in. Due to this tight timeframe, we don’t allow early check-ins. We apologize for any inconvenience.
TRASH:
There are trash bins located in the garage for you to use. Feel free to use these as needed. We ask that you please leave the trash bins inside the garage. We also ask that no loose trash items be thrown in the trash bins without a bag. Please use provided contractor bags.
PET POLICY:
Please note that there are no pets allowed. If there is a pet violation that does occur, you will be subject to a $500 violation fee.
FIREWORK POLICY:
We do not allow fireworks at the property, nor are fireworks allowed in Sunrise Beach, MO according to the local law. If this policy is violated, you will be subject to a $500 violation fee.
SMOKING/VAPING POLICY:
There is no smoking or vaping of any kind allowed at the property. If this policy is violated, you will be subject to a $500 violation fee.
NO TRESPASSING POLICY:
We have a strict no trespassing policy on anybody's property other than our vacation rental. We specifically do not allow trespassing on either of the neighbor's water docks. If this policy is violated, you will be subject to a $500 violation fee.
QUIET HOURS:
The property is located in a home association with full-time residents. We please ask that you be respectful of the neighbors and keep music/noise to a minimum during the hours of 9:00PM and 8:00AM. If a complaint is made or if a responder is called regarding excessive noise at the property, you will be subject to a $500 violation fee.
NOTE ABOUT ALL POLICIES:
Please note that if any and/or all policies are violated, you may be asked to leave the property immediately without a refund. Please be mindful of our policies and respectful to the surrounding community.
SAFETY:
There are 2 fire extinguishers & 2 first aid kits located on the property. The first set is under the kitchen sink upstairs, and the second set is located under the bar sink downstairs.
PLEASE NOTE: CHECK-IN TIME IS ANYTIME AFTER 4 PM. Please make your travel plans accordingly.
CHECK OUT:
Please remove all trash from the interior of the home and place bags inside the trash cans in the garage. Please put all dirty towels in the bathtub. Please strip the beds of sheets and leave them on the floor of the bedroom. Please wash all dirty dishes or put them in the dishwasher, dishes do not need to be put away. Please clean out any food left in the fridge. Text OUT with your property address to 573-525-3004.
